Renovations of Former Dimples Site Begins

CITRUS HEIGHTS, CA (MPG) - Renovation of a free-standing, 10,000-square-foot commercial building which formerly housed the former Dimples Records store at 7830 Macy Plaza Drive in Citrus Heights has begun.
Fencing is up as the 30+ year old building adjacent to Dollar Tree, gets a structural refresh with a new stucco front fascia. Crews from Clifford Carpentry in El Dorado Hills were seen on the property finishing up exterior carpentry in preparation for stucco work this past week.
Work is expected to be completed in the next 60-90 days. The estimated cost of exterior and improvements is expected to top $500K, said Torren Ragan, sales associate with CBRE Real Estate of Sacramento which is the listing broker.
“We began general site improvements last year,” Ragan said. A new rear retaining wall built further back on the property creates additional parking for customers and makes it easier for commercial delivery vehicles to bring goods to the back of the building and the Dollar Tree store next door, he said. New rooftop HVAC heating and cooling units are to be installed soon, Ragan said.
Building improvements will help make the property much more marketable, Ragan said. “We (CBRE) are hopeful we will find a single tenant for the property instead of dividing the space.”
Ragan said the property has attracted the interest of a few possible national tenants “who have expressed genuine interest, but don’t have an announcement yet.”
