Sunrise MarketPlace Debating Ban on New Gas Stations & Car Washes
Jul 21, 2022 12:00AM ● By By Shaun Holkko, assistant editorCITRUS HEIGHTS, CA (MPG) – The Sunrise MarketPlace in Citrus Heights is currently debating a ban on new gas stations and car washes that may be proposed in their shopping center.
The decision is being pondered in an attempt to “revitalize” the MarketPlace, according to a recent story from ABC10.
Citrus Heights has proposed an “overlay zone proposal” that will “further refine the uses allowed in the Sunrise MarketPlace to make sure the area is solely used for shopping, dining and entertainment,” according to ABC10.
The Sunrise MarketPlace’s mailing address is 5912 Sunrise Blvd. However, the shopping center is very large and ranges from PetSmart near Tall River Drive to The Habit Burger Grill located on the corner of Sunrise Boulevard and Madison Avenue.
The story written by ABC10 on July 12 stated that, “The city developed the Sunrise Tomorrow Plan for the Sunrise Mall site in November. From the Sunrise Tomorrow Plan came a survey the city says is the basis of the overlay zone proposal.”
According to the survey results, the City of Citrus Heights community responded by saying that they wanted more entertainment and dining options available to them.
“The city of Citrus Heights is 98% built out and the marketplace is almost completely built out,” the ABC story explained. “City officials say the overlay zone proposal will help preserve some land.”
For those worried that their favorite convenience store, gas station or car wash in Citrus Heights may be closing, fear not! All existing locations will stay, and only new proposed projects will be banned under the proposed ban.
“Right now, we are seeing a lot of pressure for uses that are more conducive for passing through traffic traveling down Sunrise Boulevard and not necessarily stopping in Citrus Heights,” said Citrus Heights community development director, Casey Kempenaar, to ABC 10. “So, we want to make sure we give those folks [an] excuse to stop here, shop here, play here and be entertained here.
“Making sure we have land available to do so is paramount.”
