Broker Working to Fill Sunrise Village Vacancies

CITRUS HEIGHTS, CA (MPG) - The Sacramento commercial real estate office of Merlone Geier Partners is celebrating the upcoming grand opening of two new businesses this summer in the Sunrise Village Shopping Plaza in Citrus Heights, as it actively markets two major anchor spaces vacated by retail grocer Amazon Fresh and JoAnne Fabric and Crafts.
Merlone Geier Partners owns 175,084 overall feet of gross leasable space within the 14.8-acre Sunrise Village Shopping Center at the corner of Sunrise Boulevard and Madison Avenue, with the sole exception of the newly opened South Citrus Heights Grocery Outlet store at 5409 Sunrise Blvd., which replaced a former Rite Aid drug store.
“As far as leasing the former Amazon Fresh and Joann’s spaces, we don’t have any leads for either space at this time, but we are keeping an open mind when it comes to the use which we backfill these spaces with,” said Andrea Velasquez, senior property manager for Merlone Geier Partners in Sacramento.

A new marketing brochure published by Merlone Geier Partners lists 17 current tenants and six vacant spaces, she said.
Within the plaza, Club Studio Fitness, a 36,000-square-foot cutting-edge fitness training club, celebrated its grand opening at 5419 Sunrise Blvd. in September 2024, just one month before the opening of retail grocer Amazon Fresh.
The parent company Amazon closed all its Amazon Fresh retail grocery stores including its Citrus Heights store earlier this spring, just weeks before the new Grocery Outlet store in the plaza announced its grand opening in April.
While some former Amazon Fresh stores have since been converted to a Whole Foods Market format in other markets, there’s no new information available from Amazon directly whether the Citrus Heights location will be.

A marketing brochure recently published by Merlone-Geier Partners lists both the vacant former Amazon Fresh and Joann’s along with a separate redeveloped stand- alone building facing Uplands Way adjacent to the retail offices of See’s Candies as currently available for lease.

Construction crews have largely completed much of the interior buildout of each of the individual suites.
My Salon Suite is a franchise chain which lets health and beauty professionals offer their services in customized individual suites in a retail setting to set their own prices, according to the company.

Sunrise Village is home to Club Studio Fitness, Visonworks, Olive Garden, Nothing Bundt Cakes and Starbucks Coffee.

Nothing Bundt Cakes celebrated their official grand opening in October 2025 while Juice Time, an international juice, ice cream shop and crepe shop opened this February.
Demolition of a substantial portion of the Sunrise Village Plaza was completed in 2022 in a $15-20 million dollar redevelopment project, adding 18,000 square feet to the existing 150,000-plus square foot retail shopping plaza.
The redevelopment project also included construction of a new 28,400 square-foot commercial building which became the new home of JoAnn Fabrics and Crafts at 5425 Sunrise Blvd. in March 2022.
In February 2025, the parent company of JoAann Fabrics and Crafts closed all its 800 stores including its Citrus Heights store after failing to find a buyer after emerging from federal bankruptcy.
The former JoAnn Fabrics and Crafts has since seen seasonal use as a Spirit Halloween retail store.
