New Leases in Copperwood Plaza in Citrus Heights

CITRUS HEIGHTS, CA (MPG) - A long-vacant 7,500-square-foot commercial building at 7010 Sunrise Blvd., which was once home to Hollywood Video, and later to an Aaron’s furniture rental store in the Copperwood Square Shopping Center in Citrus Heights, has seen a substantial amount of activity in recent weeks. Workers have removed sheets of protective plywood covering storefront windows, and the building has received a fresh repaint in preparation for expected new occupancy.
General exterior work is now largely completed, said Andy Jonsson of the listing agency Rome Real Estate Group in Sacramento, who confirms that a lease is being finalized by his firm for the former Aaron’s building whose front entrance faces inside the shopping plaza. He said he could not disclose the name of the new tenant, just yet.
“We do hope to make an announcement very soon,” Jonsson said.
The Copperwood Square Shopping Center is anchored by FoodMaxx, Dollar Tree, and Planet Fitness. The vacant former Aaron’s building, built in 1986, is a stand-alone building in the center, with restaurants Country Waffles and R Vida Cantina on both sides.
Two Sacramento-based commercial estate brokers, the Rome Real Estate Group and Ray Stone, Inc. represent separate portions of Copperwood Square.
The Rome Real Estate Group represents both the former Aaron’s at 7010 Sunrise Boulevard and the Starbucks-anchored building at 7056 Sunrise Boulevard near the corner of Sunrise Boulevard and Sungarden Drive, which was completed in the first quarter of 2021.

The new Starbucks site at 7056 Sunrise Blvd. was once home to a multi-story bank building that had been vacant for several years before being demolished.
The coffee chain moved into the primary anchor suite soon after the project was finished, but three individually remaining suites in this new portion of Copperwood Square been vacant for the past four years while the Rome Real Estate Group has worked to sign leases to fill them.
In August 2023, the Sacramento Business Journal reported the owner of Vietnamese restaurant Huong Lan Sandwiches did sign a lease a 5,400 square-foot space adjacent to Starbucks would specialize in Vietnamese sandwiches, owner Tim Lam then told The Journal. Interior construction on that space has yet to begin.
A commercial brokerage, Ray Stone, Incorporated, of Sacramento handles leasing for the bulk of the Copperwood Square Shopping Center which is anchored by Food Maxx, Planet Fitness and Dollar Tree.
“We have between 1,200 to 4,200 square feet of space available in (Copperwood) which is available for lease,” said Natalie Hinkel, a broker associate which represents the property for the firm.
“I’m currently discussing leases with two potential uses, but not in a position to disclose or provide details just yet,” she said.
Seven individual suites shown in a recent marketing brochure provided by the firm are currently vacant and being actively marketed by the firm.
Hinkel said she was pleased to see the Rome Real Estate Group find a tenant for the former Hollywood Video/Aaron’s space.
“This will be great for the community and the rest of the Copperwood Center,” she said.
